High Point Village is also a wonderful community, and in terms of the day-to-day life of the estate tenants make up the majority of that community. Tenants will often be the first to notice issues or concerns within the estate, and it’s important that their voice is heard. Although under the legislation it’s the leaseholders who have a vote on how Service Charge money is spent, if the estate is not well run and/or there are any problems that crop up, tenants are often the first to know. Happy tenants and a happy community make letting apartments easier, helping to reduce void periods and therefore improving return for landlords. Voting rights are restricted to leaseholders by the terms of the Landlord and Tenant Act. Therefore tenants are not able to become a member of the residents association. Failure to comply with this would be grounds for the management company to refuse recognition. Tenants are encouraged to report issues to their landlords, who in turn should raise the issue with the residents association.
